Let me show you step- by-step process, and how I will make it a painless and worry free experience.
Step 1: Qualifying – This is the 1st most important step. Pre –qualifying you for Mortgage Financing will let us know the affordability and price range of the properties we should be looking at and further , define your needs requirement.
Step 2: Buyer Agency Agreement – This is a agreement between you and my company that you are hiring me to represent you. . You will be my client and I will be working at your best interest. I will be totally committed to your house searching needs.
Step 3: Showing of Properties – After understanding all criteria that you looking into a home and according to your life style I will start showing you the houses. Sometime We have to see many properties before you decide on one, sometime, you might like more than one properties and from that we will shortlist one which is the best. Sometimes it happens that you might like the 1st house you see.
Step 4: Deciding On a Home and Its Purchase Price - Once we find the home you like. I will do my research on the history of the house such age of house, selling history, requirement of home inspection, preparing Competitive Market Analysis to understand the market value of this property.
Once we analyse everything pertaining to this property we will have detailed information to base starting price.
Step 5: Preparing An Agreement and Negotiation – After deciding on the Purchase price, completion date and deposit, I will prepare an agreement to present I will play a major role in negotiating the Best possible Price and Terms most beneficial to your needs. Your interests are my interest!
There are 4 options with the Agreement, That Seller can………
· accept it “as is”
· reject it “as is”
· make changes and counter the agreement
· may accept another agreement
Step 6: Acceptance of agreement – Once both parties agrees on price, terms and conditions of the agreement, we have an accepted agreement. Young Generation
I didnt get a chance to enjoy my childhood or my young age, bcoz of so many reason such as strict parents, early marrige. So I dont know how to be young or careless. All I know how to be resposible and hard working.I dont even know how to relax. I have worked, one can say hard work all my life.
Today when I see young generation relax, enjoying their life ..I just love them. They are so full of life,they have not a care in the life ..young has to be like this.

Earth
Life brings so many miseries, confusion and ofcourse small amount of happiness. Sometimes one wonder how one can survive at this ups and down. Human tries hard to get that sunshine we called it Happiness. spend all their life for betterment , work hard to improve earth, struggle hard to survive in this universe, just wondering if we are successful at it.
Yes we are successful for sure. How . If we compare from Ice age to this 21st centuries modern era..amazing discoveries has made life much more comfortable, I think we are more nearer to God then any time before, otherwise how it is possible for human to make this earth amazingly beautiful that if there is a life on any other planet, they must be envy by earth( is it boasting ..may be )

Mubai Blast And Its Impact
I have no word to express the grief and sorrow for the people of Mumbai and families's whose dear one has succumed to this unreasonable, mindless attack.
I watched the news channel continuously as much as humanly possible. Try to understand the media's comment, politician's politics and mumbaikars who just couldnt beleive that only 10 terroriost can create such a havoc and unbalance their life. I also watched that Indian army, police and special security forces who are unable to contol theses 10-or 15 terrorist. It took them 60 hrs to capture or kill these human horror. Our system has failed totally.
Its time for us as an elite Indian citizen to ask for the credibilty of our politician that they should prove themseleves that their real interest is for the people of India, not to fill their pocket or promote their own interest.They should take a vowes to fight the corruption, not to become one of the corruption. Indian public is very innocent they believe in these corrupt politician. As we say that terrorist has no religion or no country, our politician comes under the same category.
My heartiest condolence for families who lost their dear one. No words can console them , please God give them strenth and courage.
I read and heard lots of comment made by Pakitani Govrnment,people which were uncalled, childish and immature.But what can you expect from them, They dont know the meaning of neighbour. They seperated from India not to become the nation, but to fight and spread the terrorism in India. Its so pathetic when we see that, they do nothing except comment against US and India.
We all knows that Pakistan was a part of India, we share same blood, same land . We fought for our motherland freedom together, now what are they doing? what can be said, except "Maa ka laddla bigad gaya " We have lost our chota beta(Pakistan) to terorist, terrorism.

college life in time
College life itself is a challenge, and if you are living in residence then woha! its become a jouney of adventure. I just remember one incident which has make sherlok holme out of us.
we first year student , full of cloud nine that we got in one of the best sollege of India. From our 1st day we start to see ourselves in big job doctor, engineer, lawyer earning big buck..Ist day of college we are wearing in best of our sexy outfit , thinking that nobody can be better than us, as we enter the gate of white house. But soon every dream turns into nightmare as standing there is bunch of boys..they stopped us and introduced themself as our seniors and rattled few thousand rules tobe followed if we whanted to survive in this dreamland.
There was other horror waiting in residencyNot only we have to pay our respect to the senior , but we have to we have to wait for everything food, washroom,laundry . Every night I cried for my mother and made vow if I ever survive from this battle i am going tobe best daughter.
After some months life become bearable, but fate has something else written for me. My roommate started missing money ,so whenever i pass girls started to wispering , giving me suspicious look , avoiding me ..I said to myself please god give me some horrendous disease so I can go back home and never comeback to this jail. I cried myself to bed, started to skip meals to avoid stares , wisper. I started to look haggard.
Some of seniors took a pity on me and took the matters in their hand because some of them has missed some money and I was not present that time, so it is one them mighty senior!Thank God for some mercy! So they decided to catch this theif who is wondering freely.Since I am a merely 1st year student I have no say in their plan. But by God but these seniors really are street smart. They knew that they are dealing with one of them so they have to be more than just 007.
This thief was very smart, she never used to steal whole amout from the wallet, always used to leave some buck behind.
So Plan was to take place in my room , my room partner was mighty senior. Let me tell you about the plot of this 007 bond movie:
I will be sleeping in my room watching from under the blanket. My roommate will come this suspect and start to talk with hime and show him the bait(money), and make a exuse to go to the washroom leaving his wallet behind .And I will catch her while she will try to steal. So everything happen as planned , but before my roommate make an exuse to go to washroom the suspect said byy and left the room., We couldnt believe that our plan didnt finish accordingly. Other came inthe room and they checked the wallet and there was money missing ...we all become speechless..how it happened so they decided jump into plan B which is to search his room ..we all rushed in her room and our mighty seniors blunted out plainly that they want search her room , first she was angry and refused but after she said go ahead search she doesnt care , our mighty sr evry corner of that 3x3 ft room but in vain.But they didnt stop there they asked her to strip , again drama but she obliged to show her sexy body here come pant,shirt and there she was standing in her panty and scanty bra , mighty srs asked her to strip complety and she remove her bra and all the money she took fell on the floor and we have caught out thief red handed .

Perception
I was watching one bollywood tv program, dj of this program was discussing how she cried when one of her favorite actress movie has been rejected by people. That is what die hard fan are, for them their hero is the superstar, above everything. Their hero can do nothing wrong.wonderful. If each person start to behave with each other with the same feeling ..world could be diffrent place. But thats just asking too much.
Bollywood is such a interesting subject to talk.You can find 100o things to talk abt and you will never get bored. Lets talk about one hot episode of saregamapa where salman khan and katrina were guest star. Salman was the only person who has enjoyed the show 100%. He teased one and all . The only person he apolozied in his own way was Himesh ..that was good of him. I give 100 marks to Himesh keeping cool to salman 's outrageous behaviour. kudos to u himesh !
I have attended one engagement ceremony. after the ceremony engaged couple has put a question to people that how to have strong marrige life. It was interesting to listen peoples opinion. They said marrige is nothing but compromise, respect,love, no secret between husband -wife ...but nobody has courage to say the truth and that husband and wife should have strong passion between them , so many marrige failed bcoz there was no passion between the couple.

Prospecting
Every morning when you read newspaper or when you listen news, what u read or hear is.. Recession is coming, Inflation is hitting the sky, everyday one more company is closing , more job loss.. everybody in the panic situation..everybody is looking for some miracle to stop this bad time before it reaches to us.
Being a real estate agent its not a very good news, how hard u try to convice buyer, that this is the golden time to buy a property when market is slow. Buyer has an advantage over the seller in many ways: 1.price - you can buy your dream home in much cheaper price than before 2. choice : more choice , since more listing in the market and less buyer 3.Interest rate: still a very low interest rate which is much afforadable if one is shopping for home.Bonus : Many builders are offering excellent intensive..
Well since market is slow I decide to do some door knocking to ease of some tention. So I bundled up in my warm clothes and started ..I knock on first door lady of the house opened the door and so me with suspiciously, I gave my flyer and told her who am I , oh ok than she said she is not ready to sell and what is the market price..she kept on talking about hundred and one thing and when I asked that would you like to receive a Newsletter from us ..oh no i am also real estate agent thank you very much but you need more training ,why dont you join my training school ..soon you will be earning big bucks ..I asked her than how come she is living in a semi detached house ..she slammed door on my face .. not a very good start I say. I try many door but most of them were not at home. Some of them were senior citizen , some were young citizen so i finished my door knocking without any sucess.
