Let me show you step- by-step process, and how I will make it a painless and worry free experience.

Step 1: Qualifying – This is the 1st most important step. Pre –qualifying you for Mortgage Financing will let us know the affordability and price range of the properties we should be looking at and further , define your needs requirement.

Step 2: Buyer Agency Agreement – This is a agreement between you and my company that you are hiring me to represent you. . You will be my client and I will be working at your best interest. I will be totally committed to your house searching needs.

Step 3: Showing of Properties – After understanding all criteria that you looking into a home and according to your life style I will start showing you the houses. Sometime We have to see many properties before you decide on one, sometime, you might like more than one properties and from that we will shortlist one which is the best. Sometimes it happens that you might like the 1st house you see.

Step 4: Deciding On a Home and Its Purchase Price - Once we find the home you like. I will do my research on the history of the house such age of house, selling history, requirement of home inspection, preparing Competitive Market Analysis to understand the market value of this property.
Once we analyse everything pertaining to this property we will have detailed information to base starting price.

Step 5: Preparing An Agreement and Negotiation – After deciding on the Purchase price, completion date and deposit, I will prepare an agreement to present I will play a major role in negotiating the Best possible Price and Terms most beneficial to your needs. Your interests are my interest!
There are 4 options with the Agreement, That Seller can………
· accept it “as is”
· reject it “as is”
· make changes and counter the agreement
· may accept another agreement

Step 6: Acceptance of agreement – Once both parties agrees on price, terms and conditions of the agreement, we have an accepted agreement. My main concern during this period will to ensure a worry –free sale for you by personally looking after, to setting up appointment for inspection, assisting with the mortgage details, arranging for waiver(s) to be signed and delivered, fax copy of agreement of purchase and sales to your lawyer, delivered deposit cheque to Listing brokerage.

Step 7: Closing – Congratulation ! Welcome to your Dream home.

Step 8: Post-Closing (*Most Important for me*) – Unlike other Salesperson, I do not leave you high and dry after the sale. I aim to build a long lasting relationship with all my clients by ensuring an open door policy where you can contact me at any time with questions and concerns.
