My Children

Like any other parents , I am obsessesive about my children. When they were young ,I used to think they are so cute ,innocent and angle....their learning process used to be a great attraction for me. Their talking, crying used to be like a music to my ear....

Now they are young adult ..and you know what ...they have added few more qualities while they were growing , they have become considerate , beautiful , intelligent ... wow..!! I luv their new avtar. I can say the same thing that their talking, fighting ,argument with me is still like a music to my ear....

When I am spending time with them , I feel that thoes time are the precious time for me.

Soon my children will be adult and thoes precious time will be fewer...but I will have no regrets in my life as I have seen them growing, educating now as every parents I will see them successful.

I know , I am one of thoes obessessive parents ....what's the heck...i luv it..

Activity in recent years has ranged from approximately 6,600 to 11,000 transactions per month between March and May. This time of the year often demands quick decision-making

Summer : Summer activity in the Toronto real estate market has been comparable to spring sales volumes in recent years. Between June and August approximately 6,300 to 10,000 homes changed hands each month.

Autumn : This autumn, there are 30% more properties available for sale on the Toronto MLS system than there were a year ago. This further demonstrates that in the GTA, homeowners have begun to view, and we can say that, the Toronto real estate market as a year-round business. For buyers, increased listing inventory means more choice and more time for decision-making. Sales have ranged in recent years from approximately 6,200 to 7,900 transactions per month between September and November.

Winter : Lucky season for Buyers : While activity in the Toronto real estate market typically moderates during the winter months, that doesn’t necessarily mean it is an inopportune time to sell.
Just for the record As the winter months approach, activity moderates. Between December and February activity in recent years has ranged from approximately 4,100 to 6,700 transactions per month. This can be good news for buyers who have the opportunity to achieve an attractive purchase price from motivated sellers. For sellers though, there is also a bright spot. Fruitless showings are not the norm, as potential buyers who are looking at this time of the year tend to be serious about purchasing a property.

Let me show you step- by-step process, and how I will make it a painless and worry free experience.

Step 1: Qualifying – This is the 1st most important step. Pre –qualifying you for Mortgage Financing will let us know the affordability and price range of the properties we should be looking at and further , define your needs requirement.

Step 2: Buyer Agency Agreement – This is a agreement between you and my company that you are hiring me to represent you. . You will be my client and I will be working at your best interest. I will be totally committed to your house searching needs.

Step 3: Showing of Properties – After understanding all criteria that you looking into a home and according to your life style I will start showing you the houses. Sometime We have to see many properties before you decide on one, sometime, you might like more than one properties and from that we will shortlist one which is the best. Sometimes it happens that you might like the 1st house you see.

Step 4: Deciding On a Home and Its Purchase Price - Once we find the home you like. I will do my research on the history of the house such age of house, selling history, requirement of home inspection, preparing Competitive Market Analysis to understand the market value of this property.
Once we analyse everything pertaining to this property we will have detailed information to base starting price.

Step 5: Preparing An Agreement and Negotiation – After deciding on the Purchase price, completion date and deposit, I will prepare an agreement to present I will play a major role in negotiating the Best possible Price and Terms most beneficial to your needs. Your interests are my interest!

My main concern during this period will to ensure a worry –free sale for you by personally looking after, to setting up appointment for inspection, assisting with the mortgage details, arranging for waiver(s) to be signed and delivered, fax copy of agreement of purchase and sales to your lawyer, delivered deposit cheque to Listing brokerage.

Step 7: Closing – Congratulation ! Welcome to your Dream home.

Young Generation

I didnt get a chance to enjoy my childhood or my young age, bcoz of so many reason such as strict parents, early marrige. So I dont know how to be young or careless. All I know how to be resposible and hard working.I dont even know how to relax. I have worked, one can say hard work all my life.

Today when I see young generation relax, enjoying their life ..I just love them. They are so full of life,they have not a care in the life ..young has to be like this.
